What Dubai Real Estate Properties Can Buy-New or Used Properties?

When buying a real estate property in Dubai, you have the option of buying a new property or a second-hand property, and the purchasing method is completely different.

Most of the newly built properties in Dubai sell at the stage of drawing, so purchasing new properties = purchasing off-plan properties (pre-built properties).

Difference between buying a new property and buying a used property
  • In the case of a newly built property, payment will be made in installments according to the payment term until completion (depending on the property, several years after completion).
  • Purchase new properties directly from developers

The property size is generally wider than the apartment / flat type and is spacious.
It is popular with families with two or more children and those who prefer suburban life.

Many properties have a floor plan of 3 bedrooms or more and a maid room.
There are 2 parking lots, and there is usually a pool and tennis court in the community, but there is often no gym.

The above townhouse and basic facilities are the same, but it is a completely detached property and is relatively larger than the townhouse.
In some cases, only the parking lot shares a wall with the neighbor.

The floor plan is more than 3 bedrooms and has a maid room. In addition to the living room, there are often family rooms.

There are 2 parking lots, and there is usually a pool and tennis court in the community, but there is often no gym.
For luxury properties, some have a private pool.

Hotel property.

  • 1 bedroom: 700-1000 SQF (60-90 square meters)
  • 2 bedrooms: 900 ~ 1400 SQF (80 ~ 125 square meters)
  • 3 bedrooms: from 1400SQF (from 125 sqm)
Townhouse / villa
  • Townhouse 3 bedrooms: 2500SQF (220 sqm) (excluding garden)

In the current Dubai real estate market, luxury properties are oversupplied, and if you are simply aiming for income gains, then the ones built by small and medium-sized developers that look dull are better.
